First-time buyers in San Ramon and Dougherty Valley

Many first-time buyers who hire a San Ramon agent are choosing among older San Ramon streets (including Twin Creeks), Dougherty Valley's Gale Ranch and Windemere, and nearby Tri-Valley cities. The school district for most San Ramon addresses is San Ramon Valley Unified (SRVUSD). Confirm the assigned schools for a specific street on the district's School Site Locator. Assignment can change, and the district notes that growth can affect whether a student attends the resident school.

Dougherty Valley is a large master-planned area. Many homes there have an HOA and a Mello-Roos Community Facilities District special tax. Those line items change the monthly picture even when list prices look similar. I review the tax bill and HOA packet with you before you offer. No tax amount here, because the figure is parcel-specific.

CalHFA and first-time buyer financing

California Housing Finance Agency (CalHFA) programs can help eligible first-time buyers with down payment or closing-cost assistance, usually through a CalHFA-approved lender. Income limits, purchase-price limits, and product rules change. I do not quote those limits here. If CalHFA may fit, we loop in a lender who can check current guidelines before you shop to a number that is not real for your file.

Pre-approval comes first. In San Ramon, many purchases are conventional or jumbo. FHA and other programs can apply depending on price and property type. Your lender, not a website, should name the product.
