San Ramon realtor: is this the right city, then which area?

Is San Ramon the right city?

San Ramon sits in the San Ramon Valley of Contra Costa County, about 35 miles east of San Francisco. Voters incorporated the city on July 1, 1983. Official city pages put the land area at 18.56 square miles, with Danville and Dublin as the neighboring cities and unincorporated land in both Contra Costa and Alameda Counties beyond that. The San Ramon Police Department describes serving more than 83,000 residents across more than 18.5 square miles. I am not publishing a 2026 census figure here; use the city's own Community Profile and Demographics pages if you need their current published counts.

Until the early 1980s the city was mostly a bedroom community for San Francisco, Oakland, and Silicon Valley. Bishop Ranch, developed in 1982, changed that. The city's Community Profile describes Bishop Ranch as 580 acres and 5.9 million square feet of office space, with more than 600 companies and more than 21,000 people commuting in on a typical workday. City Center Bishop Ranch , at 6000 Bollinger Canyon Road, is the retail and entertainment core the city points residents to: 300,000 square feet, designed by Renzo Piano Building Workshop with BAR Architects, owned by Sunset Development, and anchored by THE LOT and Equinox.

Daily life is not just the office park. The city lists 59 parks , open dawn to dusk. The Iron Horse Trail runs 4.24 miles through San Ramon as part of the East Bay Regional Park District trail from Pleasanton to Concord — flat, paved, and wheelchair accessible. Forest Home Farms Historic Park , 16 acres at 19953 San Ramon Valley Boulevard, is the city's preserved farmstead, given to the city in 1997.

San Ramon is a fit if you want a Tri-Valley city with a large local job center, a long paved trail spine, and San Ramon Valley Unified (SRVUSD) schools — and you are willing to compare two very different housing patterns inside the same city limits. If your next comparison is Danville, Dublin, or Pleasanton, I have market reports for those cities too. Compare them on facts, not a slogan.

Older San Ramon and Twin Creeks vs Dougherty Valley

Most buyers I talk to are not choosing "San Ramon" as one product. They are choosing a side.

Older San Ramon, including Twin Creeks. Twin Creeks is a named city planning area and an older neighborhood west of the Dougherty Valley master-planned villages. Twin Creeks Elementary sits in that part of town on the district's maps. The city's HOA map lists several Twin Creeks associations, so "older" does not mean "no HOA." It often means a different housing stock, a different tax mix, and a different hop to Interstate 680 and Bishop Ranch than the east-side villages. Confirm that on the address, not the nickname.

Dougherty Valley. The city calls this a master-planned community of about 11,000 units, approved in 1994 by Contra Costa County. The two developers named on the city's Development Engineering page are Shapell Industries and Windemere BLC. Contra Costa County processed the applications; the city later accepted public improvements — roads, parks, trails, drainage, community facilities — for maintenance. The two villages buyers compare are Gale Ranch and Windemere. The Dougherty Valley Specific Plan was adopted by the County Board of Supervisors on August 2, 2005 and amended February 11, 2014. Those are planning documents, not a price list.

The city also has other adopted specific plans (San Ramon Village / Crow Canyon, Northwest / The Preserve, Westside). The current General Plan 2040 was adopted December 12, 2023. If your search lands in one of those plan areas, we treat it as its own diligence, not as "also Dougherty Valley."

Schools: use the locator, not a ranking

Most San Ramon addresses are in San Ramon Valley Unified School District . Two comprehensive high schools in the city are California High School and Dougherty Valley High School. Gale Ranch Middle School and Windemere Ranch Middle School are in the Dougherty Valley villages. Twin Creeks Elementary is west of that plan area.

None of that assigns your street. Use the official SRVUSD School Site Locator . The district says many schools and grade levels are impacted by growth, and a student may not attend the resident school. Assignment is confirmed at enrollment. I do not publish ratings.

HOA and tax bills

Do not trust a listing remark that says "no HOA" or "low tax." The city's HOA GIS layer names associations across Gale Ranch, Windemere, Twin Creeks, and other neighborhoods. Some Gale Ranch addresses sit under a master association plus a neighborhood association. Windemere is published as several named associations, not one citywide HOA.

Many Dougherty Valley homes are in a Community Facilities District (Mello-Roos). That shows up as a special tax on the Contra Costa County secured property tax bill . A parcel can be in more than one district. Older San Ramon, including much of Twin Creeks, often has a different tax mix because it was not part of that 1990s build-out. "Often" is not a promise. Pull the current bill for the APN on the county Tax Lookup , and read the HOA resale packet, before you treat two list prices as comparable. I do not quote dues or tax amounts here.
